Engineering a Landmark Destination

Center Parcs Longford Forest represented one of Ireland’s largest tourism and leisure developments, transforming an extensive woodland site in County Longford into a major year-round resort.

The development combines 466 self-catering lodges and 30 apartments with an extensive collection of leisure and hospitality facilities, including the Subtropical Swimming Paradise, Aqua Sana Spa, restaurants, bars and indoor and outdoor activities.

Lawler Consulting was appointed as Mechanical & Electrical Design Engineer at developed design stage for the entire project, providing M&E engineering across both the residential accommodation and central leisure, hospitality and supporting facilities.

Engineering at Resort Scale

Delivering building services across a development of this scale required engineering solutions for very different buildings, operating environments and patterns of use.

Across the residential element, Mechanical & Electrical services were developed for 466 Scandinavian-style lodges and 30 apartments, creating the infrastructure required to support comfortable, efficient guest accommodation across the extensive woodland site.

The central facilities presented a very different engineering challenge. The resulting infrastructure included 42 air handling units, 2MW of boiler capacity serving three swimming pools and three combined heat and power units providing a combined 800kW thermal load.

Lawler’s engineering scope also supported highly specialised leisure environments including the Subtropical Swimming Paradise, five-star Aqua Sana Spa, bowling, restaurants and bars.

One Development. Multiple Building Types.

Center Parcs demonstrates the value of an integrated engineering approach across a complex mixed-use development.

Accommodation, swimming pools, spa facilities, restaurants, entertainment venues and supporting infrastructure each presented different Mechanical & Electrical requirements, while needing to operate as part of one coordinated resort.

Building Information Modelling played an important role in managing this complexity. The project was delivered through BIM, helping the multidisciplinary team coordinate building services across the numerous buildings and respond to an ambitious construction programme.

During the early design stages, Lawler Consulting also participated in weekly design-team workshops, supporting close coordination between disciplines as the project developed.

From Design Through to Handover

Lawler Consulting’s involvement continued through construction and handover.

During the construction phase, the team provided ancillary certification for Building Control, including weekly observation reports supporting the BCAR process.

Staged snagging reports were also issued to contractors at pre-agreed milestones, allowing issues to be identified and addressed progressively as areas of the development approached completion.

The completed resort opened in 2019, creating a major new destination capable of accommodating up to 2,500 guests across its residential, leisure and hospitality environments.
